Retail Park Lozen

Located in the dynamically developing area between. Lozen and the town. Sofia, Retail Park Lozen meets the growing demand for well-organized, accessible and visually appealing retail spaces.

The main building is detached within the property, with the main facade oriented parallel to the street. “Saedinenie” – a key road link between the village of. Lozen and the town. The building is located on the key road between the village of Lozen and Sofia.

This strategic positioning provides visibility and easy access for both customers and service transport.

When designing buildings of this type, a key requirement is the ability to easily adapt both to the specific needs of the first tenant and to future changes.

We know in detail the technical requirements of many leading retail chains and this is what allows us to offer functional solutions that balance vision, convenience and efficiency.

Retail Park Lozen includes five retail outlets of different size and purpose, as well as spacious parking for visitors. The main design principle was to make each store self-contained and easily accessible by customers and suppliers.

The site on which the project was developed features significant vertical drop – a challenge in planning retail with direct access and separate loading.

The slope problems were overcome by specific installation of ramps and service areas. Parking was solved by a semi-underground parking supplemented by surface parking spaces at the entrance area.

The concept envisages an external pedestrian passageway running in front of the shops. The passage is covered with a wide canopy providing protection from the weather.

This type of organization allows each site to have a direct external entrance – a key element for autonomy and easy customer orientation.

The storefronts are filled with glass curtain walling, allowing for a rich storefront to the passageway.

The façade system is designed with a light-coloured etalbond over a dark thermal insulation panel, which creates a backdrop against which the branding of each store stands out clearly.

The building is designed with a fully monolithic construction, ensuring strength, stability and good sound and thermal insulation. The only exception is the canopy, which is a light metal structure.

The roof is implemented with a layered installation and external drainage, which provides reliable protection in adverse conditions.

In this project the emphasis is on quality architectural detail. Every relationship between the materials has been meticulously considered to achieve a balance between vision, durability and ease of use. This approach ensures low maintenance costs and sustainable functionality over time.

Retail Park Lozen is designed with the future in mind – a retail environment that is both functional, adaptable and visually recognizable.

It is a space that guarantees sustainable development in the long term.
